A Residential Planned Unit Development Overlay District (“PUD”) is an overlay of flexible alternative regulations, including procedures and standards, designed to encourage the efficient use of land and resources, promote greater efficiency in public and utility services, and promote orderly improvement of property in accordance with the general purposes of Albany Zoning Regulations.

This residential development is proposed for land that is situated behind the single-family dwellings on the west side of Reynolds Avenue. It is currently overgrown and contains one single-family rental and two very dilapidated mobile homes.
Townhouses give the impression of a free-standing home. The architecture of a townhouse sets it apart from a condo or an apartment. They often include a small yard, a garage and at least two stories, but share at least one wall with the neighboring house. This specific proposal includes a private driveway and garage for each unit, outside green-space, and a private entrance accessible only from Hamill Road. This development is being proposed by a local developer with an already-proven track record of owning and managing higher-end rental properties.
