Economic Development

Located in the southwestern corner of Athens County, Ohio, the Village of Albany is situated on US Route 50 / Ohio State Route 32, less than 10 miles from US Route 33, permitting efficient acess to major transportation routes including Interstates 70, 71, 75, 77, and 79 and US Routes 23 and 35.

Rail Service.
Located adjacent to the Albany Business Park, The Kanawha River Railway, a division of WATCO Companies, provides daily rail service through the village. KRR operates 371 miles of track interchanging with Norfolk Southern Railway in Elmore, WV. and Columbus, OH. Always looking for new business, WATCO moves any commodity, and on this railroad, it is primarily coal, chemicals, cement, aggregates, and metals.

Air Service.
Serving the general aviation needs of southeast Ohio, the Gordon K. Bush Ohio University Airport (KUNI) is located off U.S. Route 50 adjacent to the Albany Business Park. A 5,600 foot runway with the most sophisticated approaches in southeast Ohio make this facility ideal for commercial service. With over 50 based aircraft and supporting over 54,000 annual aircraft operations, the Ohio University Airport is one of the most important general aviation airports in Southeast Ohio. The FAA identifies the facility as a Regional Airport and Ohio Department of Transportation (ODOT) classifies it as an Advanced Service airport in its airport system plan.

Municipal Utility Services
The Village of Albany is one of the few municipalities in Athens County that operates its own municipal water and sewer systems. As a result, Albany is able to offer a high level of service and reliability at a very competitive rate for our customers.

Non-municipal Services
Electric provider AEP Ohio is constructing a Transmission Line Extension which involves building approximately 1 mile of 138-kilovolt (kV) transmission line and expansion of their Lee substation. Columbia Gas, Spectrum Communications, and Horizon Communications provide natural gas, broadband, and fiber-optic services respectively in Albany.

The Alexander Local School District campus (K-12) is located adjacent to Albany. With an enrollment of over 1,500 students, Alexander is accredited by AdvancED and provides outstanding college preparatory, vocational, and general courses of study.  AHS is affiliated with the Tri-County Career Center located in Nelsonville, Ohio which provides vocational programs and Tech Prep courses.

Albany offers a comprehensive set of regulations upon the use of land within the Village to promote the public health, safety, and comfort of the residents of the Village, to conserve and protect property and property values, and to secure the most appropriate use of land in accordance with the Albany Comprehensive Plan. The Village will work with your company to help you make Albany, Ohio your new home.

Local and State ED Programs
The Ohio Department of Development, and the Athens County Economic Development Council, in addition to the Village of Albany, offer assistance with a variety of tax incentive and economic development programs. The Village is also in an Ohio Opportunity Zone. Community Reinvestment Area Program (CRA)
Community Reinvestment Areas are designated portions of municipalities or unincorporated areas of counties where property owners can receive tax incentives for investing in real property improvements. Albany Village Council is currently working on legislation which will allow this program to offer eligible companies abatement on new real estate property taxes.

Albany Business Park
Zoned for warehousing, distribution, light-manufacturing, and office uses, this Greenfield contains just over 100 acres of flat, shovel-ready land immediately available for development. (Additional land is nearby but not currently on the market). At this time there is one tenant in the park, a small beverage distributor occupying a 10,000 sq. ft. building.

Utilities are available including water, sanitary sewer, electric, natural gas, and broadband. Fiber Obtic is available within 2,500 feet of the property.
